The Rachio 3 is the most expensive sprinkler controller I have ever bought — about four times the cost of the builder-grade unit it replaced. I bought it anyway. My water bill was out of control and my lawn looked terrible. The old controller ran the same schedule every day — rain or shine, freeze or heat wave.
The Rachio 3 promised to fix that using weather data to water only when needed. Here is what happened after a full year.
The Rachio 3 is a smart WiFi sprinkler controller. It replaces your existing timer, connects to your home WiFi, pulls local weather data, and adjusts your schedule automatically based on temperature, humidity, rainfall, wind, and soil type. You control everything from a phone app.

Real-World Experience
Installation took 30 minutes. Kill power, label wires, move them to the same numbered terminals on the Rachio, plug in the adapter, connect sensor wires. Download the app and walk through the setup wizard.
The app asks about each zone: sprinkler type, soil, sun exposure, plants, slope. The more accurate your answers, the better the schedule. I answered carefully, then let the Rachio run completely on its own for a full season.
Results: my lawn looked better than ever — greener, more even, fewer dry spots. And my summer water bill dropped about 30% compared to the previous year. The Rachio skipped rainy days automatically. It watered longer during heat waves. It adjusted for wind so spray did not hit the sidewalk.
Pros
- 30% reduction in summer water usage
- Lawn looks greener and more even
- Set it and forget it — weather intelligence handles everything
- Easy DIY install (basic wiring skills needed)
- Intuitive smartphone app
- EPA WaterSense certified — many utilities offer rebates
Cons
- -250 upfront cost
- Requires WiFi for full functionality
- No built-in display — app-only control
- Subscription for advanced weather data after year one
- Weather data uses forecasts, not a sensor at your house
Rachio 3 vs 3e
The standard Rachio 3 has Weather Intelligence Plus. The 3e (sold at big-box stores) lacks it — fewer scheduling options, fewer voice assistants. The 3e saves about but loses the features that make the Rachio smart. Buy the standard version.
Verdict
If you have an in-ground system and a high water bill, yes. At -250, my savings covered the cost in one season. Everything after that is money in my pocket, and my lawn looks better.
Skip it if you have one or two zones — a simple hose timer will do. Skip it if your lawn looks great and you are happy with your current controller. But if you are fighting dry spots, high bills, or tired of adjusting the timer every time the weather changes, the Rachio 3 is worth every penny.
